Mission & Goals
Gamified Cohousing Oy is a Finland-based social enterprise that transforms abandoned or underused buildings, especially heritage properties, into affordable, self-managed micro-economies through participatory, minimalistic, modular renovation and gamified facility management. We create mixed private and shared spaces for living and working at modern standards, enabling communities to benefit financially and socially from easy, fun daily tasks, shared services, and local interactions. We involve future users from the first moment to lower renovation costs, reduce risks, and improve local adaptation. We address loneliness, housing shortages, and the misuse of natural resources by promoting a replicable cohousing and coworking model grounded in values such as solidarity, democracy, sustainability, and circular economy.
EU Legislative Interests
Gamified Cohousing Oy contributes to and seeks to influence the following EU legislative proposals and strategies: Renovation Wave Strategy (COM(2020) 662 final) We promote regulatory flexibility that allows end-users to initiate and co-design renovation of existing buildings, especially in rural and heritage contexts. New European Bauhaus Initiative As a 2025 NEB Prize finalist, we support the integration of design, sustainability, and inclusion into EU renovation and urban development policies. Proposal for a Directive on the Energy Performance of Buildings (recast) – COM(2021) 802 final We advocate for proportional compliance mechanisms that account for user-led, low-impact renovation of shared spaces and micro-communities. Social Economy Action Plan (COM(2021) 778 final) We promote recognition of cooperative, participatory housing models within the EU’s definitions of social economy actors and support more inclusive access to funding and procurement. Long-term Vision for the EU’s Rural Areas – COM(2021) 345 final We support policy incentives for rural regeneration via adaptive reuse of vacant public infrastructure into cohousing and coworking. Urban Agenda for the EU: Partnerships on Housing and Circular Economy We propose clearer guidelines for user-led adaptive reuse within Member States' implementation of circular renovation strategies.
Communication Activities
Gamified Cohousing Oy has engaged in multiple communication activities aligned with the EU policies listed above: New European Bauhaus Prize finalist 2025 We produced a promotional video highlighting the NEB values of sustainability, inclusivity, and aesthetics in the context of user-led building renovation. This was submitted and accepted as part of the NEB Prize application process. Publications & Policy Articles We co-authored an article in ARK – Finnish Architectural Review (March 2025), titled “Let’s take a pause on the new Museum of Architecture and Design”, calling for a participatory, sustainable approach to public building projects. This article was referenced in European design circles and relates to NEB and Renovation Wave goals. Architectural Democracy Podcast Series Through our podcast (in collaboration with Caisa Cultural Centre, Helsinki), we’ve published episodes discussing participatory renovation, circular architecture, and heritage reuse in the context of EU goals, including conversations with architects, policymakers, and cultural leaders. Re Renovate Symposiums (2024–2026) We have organized and are expanding the Re Renovate international symposium series (Helsinki 2024, Venice 2025, Oulu 2026), engaging cultural stakeholders, academics, and civil society on adaptive reuse and circular renovation. These events support the Renovation Wave, Rural Vision, and NEB policies. Participation in EU-related platforms Our project and methodology have been featured in meetings with embassies, Creative Europe networks, and local municipalities applying EU regional and cultural funding.

We do not operate a membership model. Gamified Cohousing Oy is a standalone social enterprise, but we are closely affiliated with: Architectural Democracy Oy – a think tank and strategic partner with shared leadership and overlapping initiatives Gamified Cohousing project network – this includes various participatory renovation and cohousing sites across Finland (e.g. Kajaani, Lappeenranta, Saukkola), coordinated by the same team We have no subsidiaries or controlled entities beyond those listed above. No third-party entity is included under our single registration.
Additional Information
The declared estimate of < €10,000 covers all interest representation activities carried out by Gamified Cohousing Oy in 2024. These activities were limited in scope and included: • ~10% of the CEO’s time and ~10% of a project architect’s time, • Proportional office and admin expenses, • Limited travel and communication efforts linked to EU events and the NEB Prizes. We did not outsource lobbying to intermediaries, nor run advocacy campaigns during this period. We received no EU grants and had no formal EU-funded projects in 2024. Total estimated cost of EU-level engagement: approx. €3,200. Full annual expenditure of the company was €16,594.47 (based on our financial statement 2024). The cost estimate is proportionally accurate based on staff time and relevant operational costs.
